Simcoe, Ontario is a community in Norfolk County. Once its own town, Simcoe now serves as the seat of the county and is one of the largest communities in Norfolk. The community shares its name with its founder, Lieutenant Governor John Graves Simcoe and can trace its roots back into the late 18th century. Out of Norfolk County’s overall population of about 64,000 people, nearly 14,000 of those are found in Simcoe. As a relatively large settlement in the area, Simcoe is the centre of services and commerce for most of Norfolk County. 

Real Estate in Simcoe

Norfolk County is located on Lake Erie’s northern shoreline. Its notable neighbours are Brantford to the north, Hamilton to the northeast, Haldimand County directly east, and Elgin County to the west. Within the county, Simcoe is located near the heart of it, but a little closer to Lake Erie than the northern border of the county. Due to the proximity to the lake, Simcoe is subject to milder weather in general alongside lake-effect rainfall and snow.

In the beginning of 2020, Norfolk County had an average sale price of about $445,000. Between 2019 and 2020, the market continued to favour sellers, with more new listings and a steadily climbing average sale price across all communities in the County. In Simcoe, specifically, the residential average was a bit higher than the regional average at $450,000. Within that average, there are semi-detached properties and detached bungalows that are listed below the community’s average - usually below $400,000. On the other end, there are several options upwards of a million dollars.

Living in Simcoe

Simcoe is part of the Norfolk Transit network. The buses service much of the community during weekdays and connects Norfolk County to Brantford. The bus passes through Simcoe on each of its daily service routes and the Simcoe library acts as a hub for both the Norfolk buses, out of town buses, and the additional connection service to Brantford. 

All across Norfolk County, the schools are operated by the Grand Erie District School Board and the Brant-Haldimand-Norfolk Catholic District School Board. In the GEDSB, there are 3 elementary schools, Elgin Avenue, Lynndale Heights, and West Lynne. In the Catholic board, there are two elementary school options, St. Joseph’s and St. Michael’s. There are two high schools in Simcoe as well, Simcoe Composite School in the public board and Holy Trinity Catholic High School in the Catholic Board.

In addition to having many of Norfolk County’s schools and being central to the public transportation, Simcoe is also the home of the Norfolk General Hospital, which serves as the main hospital for the rest of the county. Outside of services, Simcoe is also known for several community festivals with the Norfolk County Fair & Horse Show and the Santa Claus parade being the largest gatherings. The shopping and dining options available in Simcoe bring in visitors from other areas of the County, but if you are looking for bigger city attractions, then Brantford is just under a 40 minute drive away.
