Leamington’s proximity to Lake Erie is a great boon for the city. Not only is it close to waterfront access and the beautiful Point Pelee National Park, but the city also experiences warmer temperatures on average than the rest of Southwestern Ontario. This means summers with higher humidity and milder winters all because of Lake Erie. Leamington also benefits from a 50 minute drive from the rapidly expanding city of Windsor and the border with Detroit, Michigan.

The Windsor-Essex County region has an average list price of about $330,000 for a property in 2019. Homes in Leamington are more affordable than the regional average with a selection of detached properties being listed for under $200,000. Many of the detached properties still fall below the average list price, but more expensive properties can still be found in the desirable areas of Leamington. Homes near the marina, the Lake Erie waterfront, or the Point Pelee National Park tend to exceed $425,000. Homes in more rural areas with substantial square footage and acreage can be listed for more than double the average in Windsor-Essex.

The town of Leamington is serviced by public transit, four school boards, a local hospital, recreation opportunities, and a fantastic national park. These are just some of the great services that Leamington has to contribute to an exciting and accessible community!

Leamington has a city bus to help with public transportation. The Leamington Transit operates on one route throughout the entire city, running between 50 stops in the residential, commercial, and industrial areas. In the Summer months, an additional seasonal route is added, running on Friday, Saturday, and Sunday.

Students in Leamington have access to four different boards for schooling. The public board, the Greater Essex County District School Board operates five elementary schools and one secondary school. The Catholic board, the Windsor-Essex Catholic District School Board offers one elementary school and one middle school / secondary school option. Additional schools are located throughout Essex County for specialized or private education.

One of the many prides of Leamington is the Point Pelee National Park, a woodland and marshland that leads into Lake Erie. The park is home to hundreds of important species, some even rare in the region due to the Park’s unusually warmer climate. The Park is also the best seat in the house for the Festival of Birds, a celebration held in Leamington in May in honour of the annual Spring migration of hundreds of species of birds. Long, warm Summers attract people out to the marina and beaches while camping and hiking continue to be available through the Fall and Winter as well.
