East Hamilton, Ontario Overview
East Hamilton refers to the region of Hamilton that is east of Kenilworth Avenue and west of the Stoney Creek area - usually divided by the Centennial Parkway. It is north of the ridge of the Niagara Escarpment and its northern border is right up to the shores of Lake Ontario. The Red Hill Valley Parkway runs down the middle of East Hamilton, connecting the neighbourhoods within to the Queen Elizabeth Way to the north or the Lincoln Alexander Parkway to the south. East Hamilton neighbourhoods can be further divided into those west of the Red Hill Valley Parkway: Homeside, Bartonville, Normanhurst, Glenview, Rosedale, McQuesten, and Parkview, and those east of the Parkway: Nashdale, Kentley, Corman-Glendale, Greenford, Red Hill, Vincent, and Gershome.

Looking at the data from the end of 2019, East Hamilton presents a nice middle-ground when comparing the average sale prices of all Hamilton areas. When the overall average sale price for a property in Hamilton was about $535,000, East Hamilton sported an average of only $410,000. As for the more specific area west of the Red Hill Valley Parkway, the northeastern section had an average of about $365,000, the southeastern section had a slightly higher average of almost $440,000. On the other side of the Parkway, the northern area had an average of $445,000 while the southern section had a slightly lower average of $420,000. Outside of the core, most of the listings are for detached properties and a good blend of single and multi-story depending on the neighbourhood. On average, properties in East Hamilton are a bit older, but several new developments in the area include condominium units.
