Durand, Hamilton, Ontario Overview

Durand is a central neighbourhood in the Hamilton core. This historic neighbourhood is considered part of the city’s downtown area and is home to Hamilton’s City Hall and the Whitehern Historic House and Gardens. Even though it doesn’t get much more urban than Durand, the businesses and well-maintained green spaces that cover the neighbourhood are a pleasant blend for residents. Durand is south of Main Street, west of James Street and Corktown, north of St. Joseph’s Garden Park and the Niagara Escarpment, and east of Queen Street.

Real Estate in Durand

Being a part of central Hamilton comes with a storied past. Durand is no exception, as the neighbourhood was informally established in the 1790s with the first few acres of the future city. Development would start a little later, but some historic buildings in Durand date back to the mid-1850s. The majority of properties in Durand are apartments and condominiums. There are also semi and detached properties available as well as opportunities to own multi-family dwellings. Condo units usually range from $300,000 to $350,000 for about 1,000 square feet of living space. Newer condominiums ask more for slightly less space on average, but updated amenities. Finding a semi or detached property is a little rarer, but prices start in the mid $600,000 and can easily cross the million dollar mark depending on the lot size and living space offered. The stunning historic homes with upwards of 5 bedrooms will almost certainly be closer to $1.5 million as is owning a larger multi-family dwelling. Durand is one of the more expensive Hamilton neighbourhoods to rent an apartment, with larger and newer units available, but an average price close to $1,500 for a one bedroom unit.

Living in Durand

Residents of Durand enjoy a mix of old and new. Many of the oldest buildings in the area are fascinating historic sites such as Whitehern, Central Public School, Ballinahinch, and Griffiths Palatial Home among several beautiful churches and synagogues dotting the neighbourhood. Newer features include high-rise residences and multi-story office buildings. Not to mention the convenience for those residents who are working in the Hamilton core with several businesses, offices, and Hamilton City Hall within walking distance. Commuters enjoy easy access to the Hamilton Centre GO Station that is just on the other side of James Street in Corktown.
