Delta, Hamilton, Ontario Overview
Delta is a southern Hamilton Centre neighbourhood located just north of the brow of the Niagara Escarpment. Delta is often divided into Delta East and Delta West separated by Ottawa Street in between them. The neighbourhood is bordered by Main Street to the north, Kenilworth Avenue to the east, Mountain Brow Boulevard and the Escarpment to the south, and Gage Avenue to the west. The most notable feature of the Delta neighbourhood is Gage Park, a highlight of Hamilton and one of the best parks in the core of the city.
Real Estate in Delta
Despite the overall prices in the Hamilton real estate market increasing every year, Hamilton Centre remains one of the most affordable areas in the city. At the end of 2019, the city had an average sale price of about $535,000. For comparison, Hamilton Centre alone had about $390,000 and the more specific region of Delta was more expensive at about $490,000. Delta offers a mix of detached, semi-detached, and apartment style properties with prices as low as $300,000, but often higher for larger and more updated properties. Delta remains very affordable and a great way for first time home buyers to finally enter the market. As far as starting neighbourhoods go, the Delta area is not a bad choice. It is close to amenities, services, shopping, and the not-so-hidden gem of Gage Park.
Living in Delta
Both East and West Delta have an abundance of convenience for their residents. Along the north end of both neighbourhoods, the commercial sector that runs across Main Street offers shopping, dining, and takeout. Continuing north along Ottawa street and out of Delta, there are even more options for cafes and unique crafty shops just a few minutes away. With King Street and more local businesses running through most of East Delta, the western end of the neighbourhood is mostly residential areas with the major exception of Gage Park. Gage Park is a massive green space with wide open areas for events, playgrounds for children, a tropical greenhouse, plenty of community facilities, and the Hamilton Children’s Museum. To the south, residents can enjoy the natural beauty of the brow of the Niagara Escarpment as well as access to the nicely forested Escarpment Rail Trail and several lookout points along the way.
