Balm Beach, Ontario Overview

Balm Beach is home to the world’s longest freshwater beach, just 90 minutes north of Toronto.

Located in south-central Ontario, just north of Barrie, Balm Beach is within the Tiny Township on the southern tip of Georgian Bay. As the most northerly Township of Simcoe County, it covers most of the Penetanguishene Peninsula.  

Containing the idyllic Awenda Provincial Park on its north end, it hosts the Tiny Marsh Provincial Wildlife Area to its south.

According to the 2006 census, the permanent population of the township was 11,787 at the time. However, the population more than doubles during the summer to approximately 27,000. As might be expected in Balm Beach, cottages for sale make up the bulk of the real estate in the area.

This has made the area very much bilingual, and it is one of the 25 municipalities recognized in Ontario for designated bilingual services. This is because the area’s history involved a lot of Quebec families moving in for inexpensive land to farm in the 1800s.

Real Estate For Sale in Balm Beach, Ontario

Balm Beach real estate has had an interesting trend this last year. Looking at stats from Tiny township, its 2 and 3 bedroom detached homes have stabilized or lowered in price. However, for 4 and 5+ bedroom homes, the prices have skyrocketed.

One year ago, in February 2021, 2 bedroom Balm Beach homes for sale were $841K on average. This February, they lowered dramatically in price to $590K. However, 3 bedroom detached homes remained about the same, going from $858K to $851K.

This is in stark contrast to 4 bedroom homes which went from $675K to $1.3M as of February 2022, an almost 100% increase! Five bedrooms were similar, from $1.5M to $2.4M for a 60% increase in price.

There is no market for townhouses or condos in Tiny, as it is a cottaging township. 

Living in Balm Beach, Ontario

Balm Beach itself is most famous for its beautiful beachfront. It is one of five public beach parks in Tiny, a protected cove with a fine sand beach. In addition, it is the only beach in Tiny with a dedicated retail area, sporting restaurants, a general store, and beach shops.

The primary activities of the region beyond its beautiful scenery are enjoying its white sand beaches for swimming, kayaking, watersports, and other beachfront activities. The picturesque experience of the area has made it both a popular tourist destination and a prime location for cottagers.

Wakhnekewening Beach is another of the great beaches in the area, just a short trip north of Balm Beach. In addition, you can visit many beaches within the Tiny Township for a large variety of experiences.

There’s also Windlee Farms Maple Syrup for a great day trip, a traditional maple syrup maker in the area.

You can try the Georgian Bay Divers, a SCUBA venture right in the area for those dedicated to the water. Experience instructors and marine biologists can take you through various course offerings ranging from a single day to the 4-day PADI Open Water Diver Certification.
