Angus, Ontario Overview

Angus, Ontario, is located in the Essa Township just southwest of Barrie and 100 kilometres north of Toronto. Essa Township consists of Angus, Baxter, and Thronton in addition to some smaller communities. Angus is famous for having Canada’s largest Canadian Forces training base, CFB Borden, right beside it.

Primarily, Angus is an agricultural area that also serves the training base. It is also host to a decent amount of manufacturing plants. However, many who live there commute to Toronto or Barrie for work. Therefore, houses for sale in Angus tend to price its use as a commuting community in mind. The beautiful rural scenery mixed with many business opportunities have led to its motto, “where town and country meet.”

Real Estate For Sale in Angus, Ontario

Homes in Angus, Ontario, tend to be built as 2 to 4 bedroom detached houses. There is a scattering of townhouses in the area, but these are in the minority. There is little to no condo market in the area. Houses range from 2 to 4 bedrooms on average, with 3 bedrooms being the most common.

Detached homes in Angus have increased from $714,000 to $920,000 in the past year, a 28.9% increase. 4 bedroom homes, in particular, have increased from $775,000 in December 2020 to $1,200,000 at the end of 2021, a massive 54.8% increase in price.

For townhouses, prices were at $634,000 in December 2020 and increased 23.5% to $783,000 in December 2021.

While not as drastic as many other Canadian communities, Angus’s home prices have had quite a jump in the last year.

Living in Angus, Ontario

Angus’s close proximity to Barrie has made it a hot spot for those looking for a quieter community that can still travel to the big city. It is also a haven for those who enjoy a quieter, pastoral lifestyle but still need access to the city.

The community is a mix of artisan shopping and restaurants that cater to the nearby Canadian Forces Base with gorgeous rural scenery in the surrounds.

Essa Township contains two scenic trails to follow, both of which are beautiful in every season. Local splash pads and skating rinks give even more outdoor activities. The community also has its share of local events and festivals for talent sharing and fundraising.

There’s also the Borden Golf Club if you want to hit a few links, and just down the road near Barrie, there’s Ski Snow Valley, which has some of the best slopes in the area.

Also between Angus and Barrie is the 300+ acre Tiffin Centre for Conservation, a beautiful range of Ontario wilderness for outdoor enthusiasts.

The famous Wasaga Beach lies just 30 kilometres north of Angus in the wider Simcoe Valley region surrounding Barrie. It is the world’s longest freshwater beach with white sand and many amenities and activities built up along the shore of Lake Huron.

To the east of Angus is Lake Simcoe, a beautiful freshwater body filled with many fish species. There’s no end to the number of outdoor activities one can do in the area.
