Ajax, Ontario Overview

Ajax is a bedroom city for Toronto, just 20 minutes to its northeast along Lake Ontario. It’s part of the GTA (Greater Toronto Area) and home to 119,677 people as of the 2016 census. It has been growing slowly but steadily since 2001 at an average of 4.15% per year.  

During WWII, it became the site of Defense Industries Limited, which employed over 9,000 people at its peak, giving the population its jump from a rural community to a complete township. Almost a decade after the war ended, the D.I.L. plant was used to house engineering students for the University of Toronto, further changing its demographics.

Ajax is nestled between the Lake Ontario waterfront and almost 500 acres of parkland and natural vistas, with kilometers of walking and biking trails. Houses for sale in Ajax tend to be detached homes at a reasonable price compared with other homes in the area.

Real Estate for Sale in Ajax, Ontario

Ajax has some of the least expensive and yet nice housing in the GTA, especially if one is looking for 3 or 4 bedroom detached homes. While prices are rising here as elsewhere in Ontario, the overall cost for places in the area remains reasonable.

Housing prices in Ajax have steadily increased in the last year. For example, in December of 2020, the benchmark price for a detached home in Ajax was $793,800. Compared to the same month in 2021, the price had increased 40.5% to $1,115,500.

Townhouses and condos in the area have had similar upward trajectories. Townhouses have gone from $579,100 in December 2020 to $733,200 in 2021, a 26.6% increase. Condos follow pretty much the same pattern, going from $440,300 to $570,800, a 29.6% increase in the same timeframe. 

This means Ajax, Ontario real estate is across the board hotter than it has been in a long time. However, like many other areas, the increase in prices seems to be in part from a lack of sellers, with fewer people willing to sell off their homes in the current climate.

Living in Ajax, Ontario

Ajax has the most extensive undeveloped stretch of Lake Ontario shoreline in the GTA. Its scenic view works well with its close commute to downtown Toronto and relatively inexpensive nice houses. It’s perfect for those looking for the feeling of a smaller city while still being close to the big city. 

Beyond the over 140 kilometers of bike paths and walking trails of the great lake’s bank, extracurriculars like the two golf courses overlook Ajax’s beautiful scenery. One area to go to is the Greenwood Conservation area, a picturesque forest with over 700 acres of natural landscapes. Another is Rotary Park, which offers both canoeing and kayaking off its beach.

Ajax is also famous for the Ajax Downs, Ontario’s only quarter horse racing track. It sports almost 1000 slot machines and regular events with in-house dining. 

The RioCan Durham Shopping Centre is the area’s main retail outlet, with over one million square feet of stores. In addition, there’s Endless Fun, a large indoor playground and party hall for the kids. 

When it comes to arts & culture, The St. Francis Centre for Community and the McLean Community Centre each represent spaces made for the local artists in the community. There are classes and other activities that can be down at both.

English as a second language programs and french immersion are significant aspects of the culture in Ajax, which looks to include everyone. The diverse community in the area has also brought with them a diverse variety of foods to the area, including Mediterranean, Chinese, and Jamaican restaurants. Finally, there’s the annual rib and craft beer fest to look forward to every summer.
